چکیده

In this paper we employ Mecklenburg County, North Carolina, a polycentric city with 10 employment subcenters, as a case study to explore the role of employment subcenters in determining residential location decisions. We estimate discrete choice models of residential location decisions: conditional logit models and heteroscedastic logit models with both the full choice set and sampled choices. We nd that access to certain employment subcenters, measured in terms of generalized cost, is an important determinant of households’ residential location decisions. e proximity to speci c employment subcenters varies across households with different income levels. ese patterns can be explained by existing land use and transportation patterns, as well as by subcenters’ economic specialization.

Identifying Employment Subcenters: The Method of Exponentially Declining Cutoffs

The standard method of identifying subcenters is due to Giuliano and Small. While simple, robust and easy to apply, because it uses absolute employment density and employment cutoffs, it identifies “too few” subcenters at the metropolitan periphery. This paper presents a straightforward modification to this method aimed at remedying this weakness. The modification entails using cutoffs that dec...

The Economic Role of Small Businesses Using Large Data Sets: An Analysis of the Contribution of Small Firms to Urban Growth

The research in this paper empirically explores the importance of small businesses in fostering economic growth. We develop a unique data set for Houston, Texas that contains observations of over 63,000 individual firms and that has employee counts as well as location information matched to census data. The paper estimates two core urban models, bifurcated by large and small firms, examining ho...

Using Quantile Smoothing Splines to

The goal of this paper is to provide a statistically based deenition of employment subcenters for multicentric urban areas. In particular, we examine the shape of the employment density function using quantile smoothing splines as a nonparametric empirical speciication. This approach allows inspection of the employment gradient at the upper tail rather than the center of the employment density ...

Monocentric or Polycentric? The Urban Spatial Structure of Employment in Beijing

The spatial structure of Beijing has changed dramatically since the reforms of the late 1970s. It is not clear, however, whether these changes have been sufficient to transform the city’s monocentric spatial structure into a polycentric one. This paper uses 2010 enterprise registered data to investigate the spatial distribution of employment in Beijing. Using a customized grid to increase the s...

Econometric Analysis of the Relationship between Accessibility and Housing Price

Accessibility is one of the major determinants of housing price. To model housing price, many urban researchers have adopted the method of hedonic analysis. The main question addressed in this paper is: Are the existing hedonic price models adequate in capturing the effect of accessibility? In most of these models, accessibility is represented by rather simplistic measures, such as "distance-to...
